Founder and CEO
Vincent Scali
Vincent Scali began his career in Real Estate in 1978 with his own business, Vincent Scali & Co. Since this time he has gained broad experience in property development and management, as a developer, land agent and builder.
He has a wealth of experience in most facets of Real Estate spanning almost 40 years.
With his many years of experience, Vincent is well respected in the property industry for his solid advice and commitment to helping families achieve financial success and security.
The genesis of Deposit Saviour came about because a handful of Vincent’s clients were becoming increasingly worried about their children’s prospects of ever buying a home. The general feedback from them was, that if they saved for ten years at $10,000 per year they would have a deposit of $100,000 after ten years; however the property values in most cases had gone up in the same ten year period in excess of $100,000 leaving them further behind*.(see below)
Vincent then devised a plan where young people were able to borrow (according to their personal situation) a sum of money on a personal loan, which was then put in as a deposit on a property. Over a period of time they repaid the loan and whilst still living at home with their parents the property was tenanted, helping to take care of the mortgage payments. Later, many of his clients sold the properties in which they had purchased through this way with Vincent, giving them a springboard to buying a bigger and better home down the track.
Traps to avoid
Deposit Saviour’s mission is for home owner’s not to be a chained to the banks, by paying mortgage insurance** which over the life of the loan can add tens of thousands of dollars onto the mortgage. Many people purchase property going in starry eyed and not taking the pragmatic view that something could go wrong. Allowances must be made for contingent liabilities such as airconditioners breaking down, hot water systems not working or fencing that needs replacing, and when there is not enough money pressure builds and can affect relationships and life.
Tax Benefit
As a client, you are an investor in a property and can look forward to receiving a tax advantage. Individuals have different incomes and tax brackets therefore we can not specifically tell you what your personal tax advantages will likely be, and will need to sit down and assess each person through our associate Tax Saviour. It is a condition of Deposit Saviour that you have your taxes done by Tax Saviour as they know the laws on property. In the past clients have gone to other Accountants only to be denied the tax breaks that are offered because these accountants weren’t experts in the property area of taxation.
Capital Growth
Capital Growth helps you counter the effects of inflation, and by investing in property at a young age you ride the wave of having an increase in the value of your property, saving you years off your loan repayment.
A growing number of older workers were unlikely to pay off their mortgages before reaching retirement age. . . . The Advertiser 19/10/17

**If you borrow more than 80% of the loan you are required to take out lenders mortgage insurance (LMI).
